We built a BEAUTIFUL Mailchimp account and sent out half a dozen Wholesale properties, only to get flagged and our account 'Deactivated' after sending one 'Private Lender' email campaign.

It took about a year and a half to stabilize the property but the property is stabilized and cash flowing.

It's an older place that needs some upgrades but every time I get anything done it's a half-*** job.

I find with ANY project on a property, PLANS are worth their weight in gold bc they will show the exact inches, ft, etc that the project entails.

The other half is because I'm inexperienced and getting outbid by other investors.

@Tyler EdmisterIf you are local and have the time to project manage a BRRRR thats about half the battle and it's what most people struggle with.

@Nathan Frost uhm, not sure you understand Detroit market.Motion lights & cameras may work half the time at best.Too many insurance claims will get you cancelled and eventually black-balled.But, what do we know after 24 years in the Detroit market...
