Fire, smoke, explosion, vandalism, wind, hail, weight of snow, falling objects, sewer & drain back up, liability such as slip & fall, electrocution, broken water pipes, personal injury (aka discrimination), service line break, fungi & rot, etc etc etc.Good business practices and tenant selection is your first layer of defenseInsurance is the second layer of defenseLLC is the third layer of defense.If a situation is bad enough to need your third layer of defense - you’re basically looking to quitclaim the property and bankrupt the LLC and walk away.

I think it's because in Oklahoma we have a lot of wind and hail, so they want a local provider that can confidently provide insurance that will protect against the aftermath of the weather!

You need to keep shopping around because you are probably sitting high on their risk analysis for potential payouts. wow thats a ton for insurance.. i know on my stuff i have 5k deductable.. not sure i would do that in hail and wind storm country .. but in most of our areas were we have no hail or real wind.. that works
