However if you were able to see that there was moisture in the basement and that they had humidifiers running, then it may be a tough case to argue that these things weren’t disclosed when it would have been obvious there was an issue with a basic visual inspection prior to closing.

Issue will keep coming up and we as investors have to solve them but some people are better adapted to certain functions in a business so that should be kept in mind. 

When I'm at a property myself I'm experienced enough to do a thorough visual inspection but it can sometimes be difficult for me to be there as I live out of town but I suppose perhaps the answer is that I do need to make sure I can be there in person.
