If I don't find a tenant (Plan A) for my current residence I will just wait until mid January when I can list it for sale and stipulate the closing date be for mid February, when I bought the house 2 years ago...Of course I'd give the old rental tenants notice that I'd be moving back in February 1 before I even list it.

Just does not make much sense.Give you an idea I have a client now we are looking at a restaurant corporate guaranteed in an area of Texas with 125,000 people in a 5 mile radius and 135,000 income levels for 6.1 cap asking for mid 2's in price.

As a example, 3 or 4 years ago, you could buy a turn key in a decent C class neighborhood for mid to high $4OK range.

The rent in the area around the duplex averages $1/sqft for mid- to upper-tier finishes (hardwood, solid surface counters, SS apps, tile bathroom), so I'm on track for that.

Quite nice over there and I was shocked the rents are basically the same (for mid tier rentals) as Pinellas county. $1600/mo for a 2bd unit and so that property cash flows quite nicely
