I'm wondering if the investors that the "broker" sends to Arnold for funding are then made to join the Inner Circle in order to get that funding.Nobody is forced to do anything.

The $800k represents only a ~15%-20% forced appreciation.

We can't find the next opportunity, have little economy of scale, so I'm forced to keep our reserves high.

The dealflow from brokers is always there, but the juice vs squeeze conundrum is in full force because if you dont manage this closely, you will start soaking up tons of bandwidth and payroll with underwriting several deals for only 1 in 5-10 to actually close.

There were no jobs to be had and everyone was forced to relocate.

Either would be a great option; I'd probably choose Roseville because it's more established, but the City of Elk Grove deserves a lot of credit for its impactful growth programs, so it wouldn't be a bad option. 

Also, the fees plus being a forced buyer with a deadline on a 1031 exchange may negate the small tax savings.

It will be interesting to see how Kentucky's economic growth impacts these areas. 

We offered our impacted tenants a hotel room while we were awaiting repairs, but both tenants decided it was easier to stay put. 

Fortunately this isn't a situation that has impacted my relationship with this particular tenant.
