Three beers and six hours of folding can not be my life if I want to get to my ideal volume which would be around 1-2k per month once I'm able to afford the list and the postage. 

Class B - Class C, anywhere in GA would be ideal but open to anywhere to invest.

And try not to over idealize like A class neighborhood/new build. 

It is an ideal location (close to downtown, med center, U of H) and there are many upgrades throughout the home.

My suggestion is to look for someone with a strong track record in investment properties, ideally someone who has successful investments themselves.

I will create 6 residential lots that I will be able to sell off and then, ideally, own the remaining property free and clear or close to.

If you’re after steady cash flow, buy-and-hold rentals might be ideal.

Ideally, I’m looking for areas with a mix of:High occupancy rates for STRs (Airbnb or VRBO),Solid potential for appreciation over the long term,Investor-friendly regulations on short-term rentals.If anyone has experience with markets that fit these criteria or knows areas where STR is thriving with good investor laws, I’d love to hear your thoughts.

I figure my options are to sell and take a loss (not ideal), or preferably find coverage that allows or doesn't care about the K&T.
