Started in South East Asia and worked our way through Europe and now I'm in Buenos Aires waiting for the virus to die down back in my hometown of NYC (not necessarily looking to live in NY/NJ area).

These stores and restaurants can not get enough employees for the demand and are hiring.Many of these jobs are very low risk to virus exposure, eg. the pizza cook never sees the customers, puts the pizza into a box and slides it over the counter to a person with gloves and face shield who takes it to someone's car.  

I got my first deal and super excited however there are several obstacles in my way besides the virus that is locking down all of the government buildings as well as nonessential services within my city, and prohibiting me from filing paperwork on record.

As per property sales and listing goes, it has slowed down drastically because Corona virus is in everyone's mind and they cannot think further except few who had plans which they cannot avoid.

My units are in class B area and we have had no issues even with the virus.

Cashflow is fine (assuming rents/vacancies don’t get hit hard by the virus).Greenfield is a great spot.

To all landlords and real estate investors in New York State - The state senate is currently considering a bill that would waive/suspend rents for all tenants impacted by the corona virus.

I'm letting this whole virus and gov shut down situation be a 'wake up' call to retweek and fine tune my business and personal life.There's a lot of discussions about helping renters or 'rent forgiveness and eviction blocking laws ' where there's not much to do about our expenses as housing providers.

You're right that the secondary market has temporarily dried up for these notes but It's also just a bad time for HMLs to put out high leverage loans when the RE market is very likely to see a correction and nobody has a damn clue how long the virus will impact day to day life in the US. 

But with that kind of money I would look at professionals to handle it and not do it myself.After that I would just keep the cash for the next couple months and see how this virus plays out.
