If every deal submitted (1) fits the criteria set forth by your buyer (2) is priced at actual wholesale and not some inflated fantasy number and (3) is priced to reflect the amount of work necessary to rehab the property to neighborhood standards, then you are the rare small percentage of wholesalers that know what their doing.

IMO it's fantasy land to think the tenant that's leaving will be paying rent to you after they are gone.

is not based in fact.. low end C class renters are not doctors and nurses by and large are not just happy to have a home.. are not passive and easy to managehis whole pitch is just fantasy land to lull the beginner investors into thinking your doing some great deed.. and making money while you do it .. to find your freedom number.. its all a big bunch of sales BS .. and he is very good at it.. obviously with Hundreds defrauded.

I couldn't resist, the before pictures made me think medieval fantasy castle, something that a young kid would enjoy as their clubhouse for a few months. 

I'm attracted by the glamour of a quick flip pay out which I know is pure fantasy.

I also have the opportunity to invest overseas, let's call it Fantasy Island, where I could purchase a decent apartment for $90K and rent it out for $800/month.  

so what is reality is the ARV of these homes be it appraisal value or anything else is JUST fantasy.. 

Someone might pay you to seek such properties, but profit over the embedded commission is a fantasy.
