My portfolio consist of duplexes and single family homes, and one STR, however this will be my first renovation other than minor touch ups. 

Additionally, another neighbor who owns an adjacent parcel has expressed interest in joining the project, contributing their land to the development as well.I believe this could be a great opportunity for all of us, especially as a unique retirement plan for my family and my neighbors.

The lesson here is never buy into a property that you cannot take your family to and continue to research the area if you are banking on the neighborhood to be improved.

The land is a good property to be developed for single family homes.

Over priced, layout is awkward, junky neighbors, back on market/under contract multiple times, bad photos, bad timing(got buried from other listings, weather occurrence, etc). 

My goal for this deal is to purchase a cash-flowing multi family property to buy and hold.

South Utah County and the Eagle Mountain area are where I would be buying and specifically new construction and small cheap single-family homes.

My plan is to rent it on a short term rental basis and stay for few weeks in a year with family/friends. 

I agree with where Nicholas is going, first, if it's feasible I'd recommend house hacking some type of multi family or even a single family that's local to you.
