The walls looked like they had grown facial hair, it was not an improvement.  

That's getting harder to do, as the price of used cars have really become obscene - thus, I'm up to 151k on my 2004 Titan, which is starting to develop the rash of 150k mile issues, but replacing it will be expensive enough that it offends my sense of frugality, despite the fact that I can afford to just stroke a check.

Markets may be nominally flat for a few years while inflation catches up with them, but there is unlikely to be a rash of foreclosures that could cause a crash.BTW: if inflation is 7.5% using the "new CPI" (and 12%-15% in the "old CPI") and prices go up 3%, that's a decrease in real prices.

Its a good problem to have: income, cash and the common sense to research the best approach before making a rash decision!  

Dinner at Mavro's or Sasabune is on me after :) I retired as Pilot in Command this year.. 40 years no accidents thought it best to go out on a high note.. when you do have an ut oh in small private aviation if it does not kill you it maims you pretty good.. other than hanger rash type things.. 

I think it is easily overcome by a good attitude and hard work.when I started in 74 in the game  tatoos were only on sailors.. the talk was should you have any facial hair. and studies said facial hair would be a turn off to some folks.
