Multiplex scale easier and typically have better cash flow (excluding some off market SFR because there are so many SFR it is easier to find better/more off market deals). 

Those perils are excluded on your quote.

After acquiring my first three properties in boynton the past for year, I purchased my first rental outside of boynton earlier this year because finding anything with acceptable cash on cash return was difficult at best (excluding the D neighborhoods)  

Creating an LLC from the get go and purchasing properties through it would exclude you from utilizing this financing.I run a $40 Million portfolio in the Cleveland area & I can tell you even at that scale the risk of a life changing lawsuit is incredibly low, especially if you are acting like a responsible property owner.

This is upsetting a lot of people and these contractors are being confronted when home owners report them. most houses do not have flood coverage, and mold damage is severely capped if not excluded.

Unless I can get private business insurance that excludes the extra $250/year mandated by FEMA/NFIP, then I'll probably just pool funds from all the rentals into one for disaster relief savings.  

Hello:It has been a while since I prosecuted a claim in BK court but I do recall that we always petitioned to have the secured asset excluded from the BK estate.  

Growth will not likely bid up the 350k+ houses, since they are delivering more of those than the real demand and prices have risen to the point of excluding much of the potential market.

If you're looking to pickup flood properties you should narrow your search by at least half to exclude a lot of cities like Bastrop, Bryan, College Station, etc.
