On an annual basis, the administration is mostly meeting minutes, resolutions, and annual filing of your 990, most of which can be outsourced depending on your budget.

Four hours before work every day are yours to work on your business, 5 hours after work every day are also yours.  

I'm still running the numbers on properties every day, but I was wondering if anyone had other suggestions, or tips for investing out of state into a better market. 

And if you only talking $1-200k it is not a massive initial reduction depending on their basis.

One would be nuts to value this on a CAP basis.

So purchasing larger and larger properties allows investors like Benjamin to purchase more depreciable basis while continuing to defer and recapture.  

However, refinancing doesn’t reset the cost basis for depreciation purposes.Depreciation Recapture: Transferring the property to an LLC and later selling could trigger depreciation recapture taxes.

Eventually I had problems with Regions getting wires out on a timely basis.
