I intend to waive the minor inspection items (such as creaking floor, handrail bolts, etc.) but I was hoping that the Seller would be able to repair the following list of items: 14012: Replacement of decayed siding as identified in inspection report (at southern façade and above the evergreens around entrance).

Also I'm not sure where the local of the property is - but about half of the main part of that town was under water during Tropical Storm Irene in 2011, so if you're looking on/around main street I'd make sure to be extra careful of flood damage.

Get your evergreen funders to provide any gap you need to fill, but mostly get the seller to carry.
