So I stay and enjoy the city and am able to escape into nature when I need to get away.Then invest in Chattanooga which in alot of ways has a striking resemblance to Portland.

Some wholesalers add “escape” clauses that allow them to back out of the contract (they usually do this if they cannot find a buyer) but I dont think you can actually state in your contract that you can back out if you arent able to find a buyer

After some more research, Charlie is correct and in order to make it legal, I would need to install a sprinkler system and steel fire escapes, which is about $25k+ right off the bat, not to mention other misc upgrades.
