Those lintels are not carrying each brick above it, only the ones inside the V.You do have a engineer coming to take a look so heed his advice but bear in mind they tend to err on the side of caution (nothing wrong with that).

Besides the erroneous math what immediately stood out to me is the large "COPY" printed over the pay stub.

When in doubt, I'd err on the side of renovating it using low maintenance materials (LVP, tub surrounds, vinyl windows, etc.).

People erroneously think that HOA regulations on rentals come back to strictly a community decision, and as it's been pointed out here it's not. 

I would err on the side of $2500 to be conservative.

This arrogant and erroneous belief is shared by many Realtors.
