Luray (and I think Page County) is very friendly to STR's, but they do require you to create an actual business and have inspections done before you start, that probably wouldn't be an issue with new construction.

A friend recommended a known realtor in that town to sent a referral.Question: Can the referral agreement stipulate that the referral fee (if a transaction is closed with my referred client) be paid during the closing of the transaction, for transparency and expediency?

My advice is to talk to an investor-friendly real estate agent in your area.

I have a couple of friends and clients who have tried them and, from what I've heard, similar experience to what @Amere Mack had experienced.

So I had a solid enough down payment that I thought, why not go out of state where it's cheaper, where I have friends who've been successful and can get more bang for my buck?
