Since the small unit is being delivered in its entirety, I feel fine with the rent control measures, but I have some questions regarding any cost passthroughs, etc that may or may not be in effect for the building.I'd love to connect to with fellow BPers who are familiar in this space, including referrals to an attorney who specializes in tenant laws, as well as potential condo conversion down the road.

In all the jurisdictions we cover, if a husband and a wife own real estate jointly (almost always as tenants by the entirety) a divorce severs the tenancy... making them tenants in common 50/50.

There's no question based on the lease language that A) You can buy out your lease, B) There's a 2-month charge to buy out your lease, and C) The free first month is a concession given as a condition of fulfilling the entirety of the lease.

When we replaced a side yard fence with a lattice top to make our property look nicer, we paid for it in it's entirety, getting authorization from my neighbor ahead of time.
