The ARV supports the juice, but I think either my "perfect world" has to be compromised, or a HELOC of some sort- if I can. 

@Bruce Coleman Have you had any updat÷e to receiving funds since 11/2018?

I am wondering if my first steps (past the education part) is to build a network of people who know, like, and trust me through posting content like newsletters, articles, podcasts, doing webinars, going to events (aka build my brand), or, should I first find a deal and then raise capital?

Try to avoid renting out a single family to an actual family because you will limit how much juice you can squeeze from that property. 

I am brand new to real estate investing, and participating in Brandon Turner's First Deal program.
