I know my cautions might seem to raise the alarm and I don't know all the details, but these are issues I've seen with properties before and every nightmare scenario you read about on here usually could've been avoided with some due diligence.You could try to get the seller to agree to a warranty that survives the transfer of ownership, but they probably won't be too keen on doing that.Another question: Is this property listed or off-market?

But I have a handyman who will do 50% of the rehab (light cosmeticupdate), and so I'll need to supervise him closely.It seems like thebest person for this job is somebody with a keen eye on spotting issues withconstruction work and be willing to come to the house one or two times week.These are great criteria, I'll reach out to my agent and property manager forreferrals.

Hope is not a plan.. but i sure hope folks will pay their rents unless just absolutely unable.When i owned my storage facility my banker was not all that keen on them during a recession.. and i bought mine from someone who had ran it into the ground but it was not easy in the 08 09 time frame..

In chatting and building the relationship (I’ve been helping repair some things around the duplex), he’s the one that has been discussing moving on with the property and the thought of owner financing, he mentioned the tax benefits of it all.Now he could just be testing the waters to see how much I know and what I would be willing to expose, but he’s definitely keen to the idea of it all...I guess overall I’m eager because I know the power of this property, and the willingness of information he’s been sharing with me.
