Using money from an appreciating asset just to pay your landlord doesn't seem like a good flow of money.

Its illogical in my book and If I couldn't figure out how to see my own asset, I'd just invest in mutual funds.

There is a case for buying well-located solid assets that produce immediate current cash flow at reasonable leverage. 

But I meant in the instances where the note itself is converted or exchanged for credits and the ledger shows it as an asset, deposited in a Demand Deposit account.

Even if rents are trending up, if your tenant base can't make ends meet, the asset won't perform.

Where is vacancy, maintenance/cap ex, asset protection, PM (include it even if self managing as you deserve to be compensated for your efforts), utilities, misc.  

Identifying these trends and targeting high-demand areas can yield solid returns.Long-Term Stability: Real estate has historically been a stable, appreciating asset class.
