I actually personally jacked my rate up to the tippy top when I purchased, for a big fat lender credit that would cover the IRRRL refinance six months later.

Not to mention that Joe probably doesn't know what forms and disclosures to use to keep him out of legal trouble, how to instigate a bidding war, how to best handle multiple offers, how to push back on unreasonable buyer demands, how to negotiate the best terms, how to run an open house, how to document and handle escrow funds, etc.A lot of people think agents just show a house, shake a few hands and collect big fat checks. 

If you are in a negative cash flow situation and want to blame rates, then you need to trim fat, and/or bring more bread.  

Worth it compared to a big fat lawsuit and attorney fees.Hope that helps!

Usually this results in a big fat no.

I got one line of credit from Community bank in Jackson for 1 million dollars to use for my HML's and I got it because they could book at as CRA  because I was lending on Jackson properties it worked great for them they could book a big fat CRA loan and lend to a guy like Me..

After all, I enjoy getting checks monthly - but it would nice to cash in a fat check once in while too.Question 2 - Networking is key to finding good deals - MLS can have some good deals periodically - but the best deals are going to come from a distressed situation that you find out about through word of mouth - and that means staying in front of your network and growing it so that you are exposed to new situations and opportunities.
