I was listening to Josh, Brandon & Grant Cardone on one of the podcasts & they were talking about how sometimes going the extra mile & doing something creative would make the difference over other offers.So far I’ve gather the following:- Earnest Deposit- Desktop under writing - Be fast at making the offer- Include a Love Letterif you have more things that have helped you get deals please share as the market where I’m in is very competitive with people even making offers above market price just to get the property.

Using any of the above should give you enough info to structure your offer - however, once you have it under contract pay the $85 to get a valid desktop appraisal or BPO.

Yes, two of the portfolio lenders that I am able to lend funds through will lend on up to 10 investment properties and they do underwrite based upon FNMA underwriting standards (automated Desktop Originator findings).
