So, when the insurance company sends them my Declaration page it will have the LLC which would be on the deed & my personal name .Every LLC will be an additional $200 yearly ( as you know ) & my insurance will go up several hundred on each property. 

And to a notion of "The Customer Is Always Right" and placating to such, please open a business and do exactly that and let us know how it works at your first bankruptcy.

Compare my plumber to another "hot shot" developer I know who ended up over extending himself and filed bankruptcy, maybe the plumbers are doing better than that fast growing developer...  

Every HOA/COA Declaration has a unilateral subordination to a first mortgage. 

Unfortunately it's common practice here regardless of the situation/contractor I've found it mostly not worth the time from clients I've had to help fix similar situations especially when an LLC is involved way easier for them to file bankruptcy as soon as you file you get nothing and end up spending more

Please don't advise bankruptcy, as that should be a last case resort.I had 1 very similar to this before.

They were finally getting somewhere with having him declared incompetent when he suddenly died.

We also had one where the person being foreclosed on filed for bankruptcy the day of the auction.
