The date you are able to take depreciation is when the property is ready for renting (i.e. advertising for rent or obtaining a certificate of occupancy).

Here is some info: SF STR FAQAssuming the info is up-to-date, it must be your permanent residence (you must live at the property for a minimum 275 days a year), you can rent unhosted a max of 90 nights a year, you need a business license, and you need to pay the city $925 for a STR certificate.

Is there a way to stick the BC in some kind of escrow that is controlled by the lending institution so they can continue to cash in on appreciation and then they can cash it in at a later date rather than you doing it today?
