Maybe sit down with her and look at the finances for her and if it makes sense for her to buy the X out and refinance if that is even possible. 

Would it make sense as an investment?

They offer a $10K repair fund to fix damages in addition to SD plus warranty for appliance repair etc.I have no say in whom they choose to move in, whether there are animals, limit on # of occupants etc. they reserve right to inspect property so i have no idea if they can tell me to remodel, paint etc.does this make sense i have a vacancy coming up in October (bad rental timing).

Install low flow water heads, swap the washer/dryer with High Efficiency models, replace the water heater with a tankless version and lock the temperature at a reasonable level, install smart thermostats that will automatically reduce the heat/cool when it senses no one is home, swap all the lights for LEDs, etc. 

That being said, with interest rates being higher now, I may not be able to find a turnkey property that makes financial sense.  

That makes sense with the cap rates I was coming up with (over 9%).

At least, that’s how it worked out for my wife and me.Since you both have years of experience as tenants, you probably already have a good sense of the kind of renters you'd want for your property.

The screening process is so important and the one's who move people in all the time have a 6th sense for these kinds of things.

However, I’m open to exploring opportunities in other cities or markets if the numbers make sense and align with my investment goals.If you know of any deals or markets worth considering or maybe even a deal lines up, I would love to know of it!
