Sometimes it’s surrendering the ability to get your money back at all… see this thread on Norada Capitalhttps://www.biggerpockets.com/forums/960/topics/1196567-nora...Unrelated to any investment I have made or even real estate, I have watched both my parents fall victim to clever marketing scams where they lost a combined 6 figure sums - both from in person marketed investments… so not something like a phone scam… but was a private placement “opportunity” not unlike how a syndications are offered, where management siphoned off investor money and used it for their own purposes.

I understand your point but but strong language like that, combined with the overexaggerate of the news and their storms of the century that actually never happened put out a little bit of a unnecessary fear out there , I get it tho , there’s some truth and practicality to it , I must admit the high insurance costs and hurricanes have caused me to rethink the investment location, but I’m not gonna tuck tail and run in fear quite yet because who really knows if this is the new normal, and even if it is people live and invest in Florida coasts  because it’s Paradise for most of the year and they love it and accept the risk .

I know we're in a good position because the sellers will now have to disclose some of the crap-ton of problems their place has and the foundation expert said that by refusing to fix the foundation they may end up having to be in a "sold AS IS" position which will drop the value significantly.

Combine those facts and it seems logical families will opt to continue renting in the city longer in lieu of perhaps buying a starter home and they grow out of the apartment style housing units.
