You can get much higher coupon rates (returns) with junk bonds than you can highly-rated corp or gov bonds, and they MIGHT pay off big time.

Other properties I wouldnt touch if they cash flowed 1,000 a month.Yield (the cash flow a property throws off unleveraged, or a dividend stock throws off in a dividend, or a coupon on a bond) is a measure of the risk of the asset and or market.

Shortest I have seen is about 2 years or so on a smaller project turn around.Most stuff that is 1 to 2% I do not even bother with.It's kind of like coupons and clubs.

If you go the Pro Desk at Home Depot or Lowes and place a large order (generally $2,000 or more) they can provide savings of 5 to 10%.Another trick is to go to the Post Office and ask for a 'Moving Packet' which generally has 10% off coupons at Lowes.I've also found deals on Amazon for door hardware & fixtures.
