How is the building set up, equal sides in an open space, long and narrow, widthXlength can limit options or themes, it may not be a great dance floor or live dinner theater setting, lounge, etc.ADA compliance, how accessable is the basement, does it have more than one exit, an elevator?

For change orders and mostly it is time and material COs (i have a clause in my contract that they can make 15% of material costs and 20% on labor and/or labor costs are also at a pre-determined rate), i will look at every cent.

I love the story about plumbing, it's a common issue, but, what I have embedded in my contract is, if we show up, and the materials are not ready, it is a legal and binding change order to pay the whole day for all the crew (a separate clause is also there for how much per hour rate it will be in case of COs). Amex platinum has by far the best airport lounges far better than any domestic airlines lounge so for me that is worth the 400 a year for that card plus getting frequent flyer miles on virtually any airline a few years ago we used it to go first class from Hong kong to Phuket and did not burn a lot of miles.

You do have places like Lowe Mill, that is the largest privately owned art center in the south where I know of, but that is it. you have some spots like the voodoo lounge that are dingy dive bars that will always have a solid clientele but I can’t count the amount of places I’ve been to up there that disappear within a couple of years.

TOTALLY.ONe thing I liked about it was 2 to 3 times a year I was selling a SF bay Area business owner or tech or software start up owner and in the very early days of Silicon valley.. but I was selling them their trophy ranch to get away.. many times it took 12 to 24 months to find just the right one.. but this is pre internet so our contact was far more verbal.. and since I lived in Palo Alto and worked weekend as far north as Ukiah area Napa and Lake Cos..
