One has been newly built and both are on opposite ends of town which makes it more convenient.

Its a little less convenient but they DO charge an additional monthly fee for the gate control service and I just don't see enough value in it to change everything over.

But it looks like it could be more convenient.

The hippest neighborhood in your town will likely have a lower ROI than one that is more convenient and less expensive to aquire.

What I can tell you is that it is easy to latch on to a tenant out of convenience factors (bird in hand).  

It might help you out of a tough situation, but you are giving up a lot for the convenience.

Consider factors like flight convenience, property management options, and your comfort level with the local market conditions.

@Francisca MacThere are many ways you can adjust all the settings… but the short “as it comes setup out of the box” answer is that there is no charge to a tenant to make a payment using a routing number and account number to post a payment.If the tenant opts use a credit / debit  card, there is a convenience fee charged for the use of the card.  

But I've acceped satin in the living areas as a scrubbing convenience, and semi-gloss water-based paint in kitchens and baths.
