(I personally did this) I would say though that in the worst-case scenarios that you mention of loss of job and such, I view it as more helpful to have someone by your side helping you construct a plan through it who has been through hundreds of those situations before helping clients.

I had a STR in another market get shut down by zoning, so I put construction workers in there on a 30+day stay over the summer and now have a MTR tenant to keep the lights on through May after which I'll sell since I have no guarantee on having another 30+day contract next summer.

On the REI Trust where grandpa set up long go… so I’m following that they turn over their old assets and buy new construction and basically double they’re holding every seven years.:) Does the trustees sign to get new Loans for the new construction properties?

Where I see my clients do really well for their clients is the HVAC is brand new electrical panel new Roof brand new etc etc.. kind of like those that buy new construction for rentals those folks are paying full retail for those..

It would be nice if you had a contact who was an actual mason not a marketer. 1930's construction is rare so maybe they cut some corners it was a global depression.
