This only really works as well as it does because we have professional photographs and 3D virtual tours available so there's truly no surprise about the layout, configuration, etc.

@Alan Grobmeier, they appear to be permitted, the public records indicate ' 3 dwelling units' on a 3-4 unit zoned loti also happened to find another almost identical property that has the same configuration, just 4 individual houses, public records also only show the 'primary residential structure' with its respective sqft, not all four, BUT the MLS data on that one accounts for the total sqft, and prices it more accurately.. so lets make this a hypothetical question -IF it is permitted, would that not be worth more?

I was a little nervous because I didn't know what to expect as far as bookings since there was not one other 4 BR home being rented in the market (that I could find).We luckily realized that the floor plan/layout of the house would allow us to configure it into 2 lock-off 2 BR/1 BA apartments as well as one complete 4 BR/2 BA house so we felt better about being able to compete with the other STRs in the market.To our surprise (and delight) it turns our the house has been rented most often as the 4 BR/2 BA configuration over the smaller apartments.

I also configured both to only pay me when the renter checks in so that I don’t have to worry about managing refunds if someone cancels.So...then how do you handle it for the small number of times someone contacts you directly to rent, or decides to stay an extra day after they are there...those transactions that aren’t captured by the channels?
