They also have a good understanding of different lenders' appetites, and thus can save time by filtering out lenders that won't be competitive. 

I'm not in that market but I would recommend finding off-market deals, targeting distressed properties, or focusing on smaller multifamily units in less competitive neighborhoods.

Competition is much lower this time of the year and the election has further slowed down the market, which creates opportunities for savvy buyers.

If you're trying to invest in SF or prime Bay Area now, you have to look for value added plays (which is what many investors are after, hence mucho competition.)
