Empty the units, spruce them up, put in paying tenants selected by your manager.If you think it's tough dealing with an incompetent manager, try managing them yourself from a distance.

I am looking at a prospective out of state long distance deal that has been difficult to obtain lending on as there is both a regular home and mobile home on the same property and the mobile home causes the potential investment to not meet conventional guidelines and therefore not even DSCR loans are an option.

i use mine for STR so it is really nice to have notification when a guest arrives or when cleaners are there.But even for LTR, being able to control codes and provide access for maintenance from a distance is a nice convenience. 

As of right now, I wanted to see if there is any duplexes under $250k and to possibly Long Distance Invest for now prior to moving in. 

BRRRR is something I'm learning about as well - I recently purchased David Greene's book on it and will read it once I'm done with his book on long-distance investing.

I’m confused by the wide margin in prices seemingly in the same areas though it’s  possible the neighborhoods are different in such a short distance.  

Hey Nate, it makes sense to continue building out your investment portfolio in Milwaukee, but if you're looking in the Midwest, I recommend you make sure you get very familiar with the market you're interested in and build your out-of-state team first such as an agent, property manager, lender, and contractors if you're planning on house flipping.I recommend checking out Long-Distance Real Estate Investing by David Greene, where he takes you through how to properly invest out-of-state.
