Also keep in mind that it's not legal in the US for someone to get paid a commission -- or be given equity -- in return for raising capital (unless they are a licensed broker).  

  - They can be exclusive with named exceptions (e.g. "... pay you a commission for any purchase I make unless the property is one of these specific properties I'm already aware of or for properties brought to me my someone on a specific list of other agents I'm already working with)

@Dan Stelmach You can reduce your capital gains by writing off expenses like the $25K in improvements, closing costs, legal fees, and real estate commissions.

Even with all those issues seems like a great deal as you said  I purchased for $105k and put about $80k into repairs/reno, I did get some rent along the way and sold for $180k and was out of pocket for the commission and closing... net negative about $8k. 

It alleged that the NAR and several major real estate brokerages artificially inflated commissions, with the requirement that sellers pay both the listing and buyer agents' commissions.

You contracted there home to purchase it without the willingness or ability to close on it and then you tried selling your contract to a party who also did not have the ways or means to fund it (or is very savvy, saw you are not and delayed on purpose to cut you out of your wholesale commission).

My company also provides insurance, 401(k) matching up to 4%, 2 weeks PTO that can be used immediately, profit sharing ($1200/year), and weekly bonus/commission opportunities.

As an agent for this business--offering it's services for a commission, would that also open you up to legal exposure???
