I have been searching and seeking out stuff for over 2 years now and run into a wall, so I thought here would be a good place to ask for some more help.I have reached out to a myriad of investors that have wrote books, meet and local groups, and places like this and they have all said the same thing. 

It won’t be possible to assess the damage as wires and wood are behind the wall.

There was a hole in the wall where the drywall was broken to access the pipes.

One of the tenants hung a picture on a wall, puncturing a water pipe.

Then there's the "Wall Street vs Main Street" concept where one can have more control of real estate versus stock & bond market investing.

Second, I think you are still looking at this experience through rose-colored glasses.

Thermostat was off the wall, laundry room filled up to 3ft with dirty clothes trash everywhere, bed frames dissasembled and no water.

So the floor is shifting because its probably not ran all the way to the wall.

Then refi into DSCR using appraisal market rent (I have program if cash flow is negative, not worried about that) and then after the DSCR loan closes, then they put up the walls to make it padsplit.

Also, building a wall to close off  a small closet.
