You're paying MA home prices (which are outrageous right not) for a property that will be hard pressed to exceed 60% occupancy.

In addition, right now you can probably find one for less than $1M if you also negotiate hard on some overpriced listings that have sat on the market.I think you are falling victim to negative thinking and bad press.

Hot water is usually separated it is just the cold water that is often not.For a very large building a flat fee is the move because the back billing and tracking of who paid for what would be hectic, but for a small MF like a duplex it is very easy.I split the bill by the fractional amount of people who live in the unit.In other words, the amount of people that live in the unit divided by the total amount of people living in the builidng.So if there are 3 people upstairs and 2 people downstairs.the upstairs pays 3/5 of the bill, and downstairs pays 2/5.No need to separate anything, you know the tenants will cover 100% of the bill and this approach is fair. 

Networking and cold calling/texting is what's always worked for me.

If you where going to be able to recreate the orginal layout, you would of been able to do so by the clues left behind by remaining framing, be it the "honey" holes where the toliets once where, the sizes of the holes in the joist would indicate what pipes ran where be it hot and cold supply, toliets, showers and other industry standard tell tale clues. 

Also, cold call a couple of the bigger landlords in your area and ask them (or their secretary) which attorney they use.

We as accountants would likely reap a lot in fees from it similar to ERTC/PPP but there's nothing really pressing for it to get pushed through, unlike the pandemic for those programs.
