I've had business and conducted hundreds of sales transactions and find it very underhanded.

Purchase price: $17,000 Sale price: $27,000 Contributors: Peter Vekselman Partner Driven and Archie Raglin acquired this property on 1/3/2025 for $17,000 and sold it the same day for $27,000.

I've since closed down to focus on other businesses and run my own STR's. 

One I close on that house, I plan to go buy a good lot and get a decent builder to build the next one. 

And last but not least, the sale listing.

If this property is hard to rent, or is functionally obsolescent (only 1 bathroom, no yard, etc), or has deferred maintenance that will be costly, or is in a location that is not appealing to Tenants, then maybe a sale would be a good option in favor of a property that has better Tenant appeal, which will likely increase rent and avoid long vacancies in between Tenants.An option to consider....

For the son to qualify for the $250k exclusion, I believe he would most likely need to meet the ownership and use test, meaning he needs to own and live in the home as his primary residence for at least two of the last five years before the sale.
