I do not worry much about "hurried or sloppy work" because it is also in my contract that all work must pass inspection, which may include the city / county (for permitted projects), lender and myself.

The seller is out of state and even visited the project a few times to check on the progress which I think helped him feel good about the whole deal as well. technology made the whole process a lot easier in the interim.

Hello all - I am an out of state investor, and am exploring investing in SFH or small MFH (duplex/triplex/quadplex) in the Indy market.

I've done most of my investing out of state.

I did have a relative living there and my wife went to school there so I had some familiarity with the city. 

Because of that low barrier to entry, plenty of investors from all over are looking at this city.
