We redid the ceilings (took off the popcorn ceilings), painted the walls, added lights, and added an enclosed arizona room with heating and cooling.

The trick on getting those rents up is to rehab with nice finishes, granite countertops, dishwashers, laundry, nice ceiling fans, nice paint.

All he had to do was measure and cut a hole (which he ended up doing anyway) like it's done with all plumbing when installing cabinets.3) needed to add power the new ceiling lights in the kitchen, so the geniuses removed the dedicated computer outlet, rerouted the computer outlet to an old fuse box that supplies 1/2 the power to the house (don't ask me why, I moved into the house with1/2 fuse 1/2 circuit panel).

Central AC:- No flexibility to chose your room's temperature: Entire unit is the same temperature- If it is broken, no other room to escape- Quiet- Cleaner look on the walls (guessing the outlets will be on the ceiling)- I think costlier to set up

Seems like he cannot differentiate btwn regular wear and tear and intentional damage/ Paint requirements: Interior walls, ceilings and other exposed surfaces in rental units must be kept smooth, clean, free of flaking, loose or peeling paint, plaster or paper and maintained in a sanitary condition.

MANY years ago some modest houses were built with LOW ceiling heights below 7'.
