Visiting the city frequently, I noticed that it is not as alive, homelessness and crime are rampant, car break-ins are high, and the overall vibe of the city is very dirty and poor in my opinion. 

I live in and invest in the Indianapolis Indiana and surrounding area and exploring the option of converting some 2 car detached garages into ADU's and just looking for feedback if people have done this is the past and it's  worth it.   

I would pay off everything else first; credit cards, car loan, personal loan, college loans. 

For example you could get a 4-br 2-ba SFH and carve out 2 of the bedrooms and one bath to become a 1-br 1-ba + kitchen/living room JADU, and then also convert a 2-car garage into a 2-br 1-ba.

I found out a few years ago that I liked really nice cars.  

Columbus has some strong dynamics…cheap prices, 3 F500 companies, military, hospital, kayaking enthusiasts, Kia car plant.It has as many bad parts as good, so do your research, but I do believe if it is just about the investment, there’s some money to be made there

Townhome/condo/SFR - rent by the roomADU / multifamily units - self explanatory Storage / Space rental - Rent extra space/bedrooms/garage for storage, driveway for car parking, etc.

For example rent luxury a car and put it in the driveway for the photos.

If you're a single mom with student loans, a car payment, and living paycheck-to-paycheck, then $20,000 would be devastating and a reserve is critical.
