It’s too easy for the applicant to stop payment or to have the check bounce after you’ve already given them possession, and then you’re stuck with a tenant who’s paid you nothing and you’d have to go through the full eviction process to remove.

Obviously I will bounce this off my attorney tomorrow but that still puts me in the situation of possibly having to evict the tenant if they can afford market rent.

I don’t know you personally, but it sounds like you are a lot like many new investors when they enter, they see all these shiny strategies and bounce from one to another anytime the previous one didn’t pan out as easily as the gurus swore it would be.

I am retired and I make sure any worries are at an absolute minimum, focus on getting great tenants and don’t take any undue risks with your business; as an old guy it is much harder to bounce back from a screw-up.

They asked to stay in the house and continue their lease, and I agreed, but they basically never moved back in, and bounced the next months rent check.I evicted them, but the eviction was served by mail, so we were not given an automatic judgment under Georgia law ( the tenant has to be personally served for an automatic judgment).Now I will have to take them to small claims court in order to collect the several thousands of dollars they owe me.Any suggestions on how to sue someone who is most likely staying on base, and thus not in my county but on Federal property?
