Meeting is normally on Thursday nights, occasionally on Tuesdays, and some full day Saturday seminars.

We get the occasional VOICEMAIL in the middle of the night complaining of an 'emergency' toilet won't flush, furnace doesn't work, then we calmly contact them in the morning and remind them what we discussed, then promptly send someone to take care of the issue.

It’s also possible occasionally to find no money down deals but they’re few and far between and you have to be prepared to have a large pool of properties to analyze when using that strategy.

The reason I have $20/month in there now is that my husband is doing most of it, and occasionally we hire someone to trim.  

So I just have real estate tax, landlord insurance ($200 a year) and HOA dues as expenses on those two (plus the occasional repair). 

They occasionally have someone in to pitch their product or program, but the content delivered by these folks is still quite good.Most of the time, it's fellow members getting up to share on a topic.

The occasional basement leak, which is common in my areas in all houses and has a floor drain.

I occasionally get a complaint, but it is what it is.

Once that's set, it's really not a super difficult thing to run--the biggest deal for most people is needing to be married to your phone in a way that other RE investments don't require, because you always have to be able to answer inquiries and accept bookings, and if you're not fast enough, people will often move on to other listings.You can definitely self-manage properties remotely, but it is necessary to have some kind of boots-on-the-ground help, whether for maintenance or even just helping guests with occasional issues that pop up (confusion about TV cable box remotes, etc.).
