One of the properties has been on the market for 5 months and the other 2 months, both are identical specs.  

The closest I can get to that over here in America is finding investors to do a CP loan on land where I will provide a list of suggested areas for sale, as well as the condominiums total 3D model with construction costs and all dimensions/specs provided.

The specs:-24,000+ sq ft industrial space on about 1 1/2 acres.

I know a lot of contractors that occasionally build a spec home.

There are two power systems, battery operated or hard wired, which allow the meter to communicate with a wireless router that sends the data to a database at the company (this is accessable to you the owner/property manager via the web) and then a bill is sent to the tenants automatically at a interval that you set.

Taxes/ year: $3,002,  Insurance: $1,573,  Trash/ year: $654,   Electric/ year (exterior lights): $420,   Water/ year: $1,200 sewer/ year: $1,500,   Spray for bugs/ prevention: $311/ year,    Lawn cutting/ year: $640,   Misc (furnace filters/ 9v batteries): $250I have gotten mixed reviews back from my colleagues when they go over these numbers with me.

Just wanting some input on spec homes.

I ordered the 6Amp batteries on eBay.

I’ve considered building a spec house on the lot and estimate I could generate another 100-150k with that project.
