If her therapist does prescribe an animal for her, and you contact the therapist and confirm the prescription you are required to accommodate the animal, same as you would if your tenant became disabled and placed in a wheelchair.You can set the accommodation rules, where the pet can go potty, how often it is to be cleaned up, no barking to disturb neighbors, rabies shots, not under 6 months, potty trained, etc.You might want to tell the tenant that your insurance does not cover liability for certain breeds and if her therapist or she ends up with one of the breeds your insurance does not cover she will be required to find and pay for a policy to cover you before bringing the animal onto the premises.

.-- Cats don't bark all day while the tenant is at work.-- Cats bury their "Business" either outdoors or in a liter box.-- Cats don't scratch and gouge doors wanting to get out.-- Repair workers (and you) are not afraid of going into units with cats (unless maybe it's a lion).Renters will have secret pets--in my opinion it's better to have secret cats than secret dogs.Good Luck!

Could build tenant loyalty to you, would definitely make your property desirable to renters that have "fur babies".Just make sure you have written guidelines to follow for dealing with dogs barking, pooper scoop policies, etc.

I would never / have never allowed dogs it only because they bark when the tenant is not home.
