I know this seems kind of backwards as I just said I want to devote as much time as I can to getting this, but I don't sleep much and I get a lot done in the 1 am-4 am time (I don't think there's many investors willing to give up those hours for me!).

If your personal debt is low that is a plus and can go a little higher PITI.If you have a mortgage amt and taxes and est. insurance, can work backwards.

That was better, but I was still trying work backwards from gross rents and include debt service. 50% isn't perfect, but it's a great guide.

That gets you the After repair value (ARV) - this much you know.Next you estimate the repairs and other costs and work you way backwards to get to the current as is value.
