No kidding this is as simple as it gets.. just advertise that you accept shorter term leases and riase your price.. we have been doing it in Vegas for years..

I’d think long and hard about this and possibly set up financial parameters for who is responsible.

Because of the relationship I have with the contractors I use, there is no material mark up when they source the material.Basically there is not an issue.The CSLB law on prohibition of T&M residential home improvement contracts has been around a long time.

Passive income is certainly the name of the game - building a real estate portfolio and creating generational wealth are key ingredients to long term holistic financial health and success.There are fantastic real estate investment opportunities in various markets, particularly in the Midwest and Southeast of the country. 

That's my biggest concern.But I should also look at the tax and long term benefits.

I would like to build several (2 - 6) "shipping container" type homes for either short, mid or long term rental.

Then once it's acquired and/or fixed up you could shop around for long term financing if planning on holding the property rather than flipping it. 

So if you are looking to hold long term, you must take that into consideration.

My main goals with these initial projects are:1.Gaining valuable insights into the local market.2.Getting hands-on experience with out-of-state investing, particularly when it comes to remodels and managing from afar.3.Testing the entire BRRRR process to see if it’s the right strategy for me long-term.If all goes well, I’d love to scale up and explore multi-family projects.

If you’re leading it to a company be sure to have in your lease explicit information about who is responsible for what in terms of maintenance.
