My guy is about $600 but he tells me the relative age of the system and an excellent estimate of how many more years it has left.

Mostly just age.

I do not have an age requirement for parking lots; the location and surrounding competition are my main concerns

As the parents age, we'll probably move to Des Moines or Cincy, so I'm thinking of the bigger picture. 

Or their under-aged kids consume it and blame you.
