Just one more question I had am I required to have income and credit score requirements in the rental ad or I can just reject based on the application without being explicit about income and credit score in the ad.

I think they're business model is geared toward those investors who don't or can't do their own marketing, so those investors have to pay closer to retail ad/or do their own work on the properties in order to make the numbers work.  

Yep, so many variables there for sure... and no one ad or marketing campaign can speak to every type of prospect or the way they like to communicate.

If you have money saved up, start with a small props that’s adorable or do owner financing, and use money to rehab a property if the property is in “DISTRESS”, mybe even a Hard Money lender.Once again...

@Mark Douglas make sure you list your criteria either in your ad or when you talk to people by phone before you show the property as that will pre-screen those who may not qualify.

In my area housing prices are far less adorable than what I’ve been researching in other states across country. 

But most of our places rent up by word of mouth these days, so we don't get the deluge of applicants that results after posting an ad or offering an open house.Some jurisdictions require you to accept the first applicant who meets your minimum criteria to rent, instead of the most qualified.
