I think they're business model is geared toward those investors who don't or can't do their own marketing, so those investors have to pay closer to retail ad/or do their own work on the properties in order to make the numbers work.

But most of our places rent up by word of mouth these days, so we don't get the deluge of applicants that results after posting an ad or offering an open house.Some jurisdictions require you to accept the first applicant who meets your minimum criteria to rent, instead of the most qualified.
