My personal opinion is when we lease a property with an unfinished basement we advertise that the basement could accumulate water.

I'm focusing on accumulating properties right now so I haven't sold any of them.

As you accumulate your SF properties that you have purchased to hold for productive use you can 1031 them as a consolidation into a larger MF property regardless of what your debt level is.
