Hey guys, I’m about to be a freshman at the university of Miami majoring in real estate.

Many accredited investors may not be in real estate specifically.Consider starting smaller to build a track record.

The advertised deals require you to be an accredited investor. 

Universities, flight schools, HR departments for corporate housing, military bases, etc... the list is actually pretty long. 

Anyway, after appraisal we were able to insured the property with Universal company, I recently got a letter that my policy was going to be cancelled due to the condition of the roof.

Oregon State University has one of the biggest Forestry Schools in the country if not the largest.. its like if you want to be a wine maker you go to UC Davis in CA.. if you want to be in forestry you go to Oregon state.. or if you want to be in Mining you go to school of Mines in CO.. etc etc.

I live near Chapman University and Children's Hospital of Orange County.

I am not a CPA, but I'm fairly sure that is not universally true.

If it is a security, I've read quite a bit about Rule 506 exemptions and the impacts of having accredited investors versus non-accredited investors - what is everyone's experience with this?

I know there are investment platforms where sponsors can connect with investors, often at a premium, but I’m curious about other proven methods that don’t involve purchasing a list of accredited investors.For those of you who have successfully raised capital, what approaches have worked best for you?
